Travel together without having to share every room all day: that is the particular advantage of our group accommodation in Dalmatia. In Poljica, several families, generations or friends stay under one roof, with a separate holiday apartment for each family or subgroup. The five apartments can be combined to suit the group and sleep up to 22 guests in total.

This is not a traditional group house with dormitories and one large common room. It is a privately run holiday house containing several self-contained apartments. Everyone can go to the sea, plan outings or have a barbecue together, while still being able to retreat to their own apartment.

Five private apartments in one house

The house contains four holiday apartments of about 50 m² for up to four guests each and one larger 100 m² apartment for up to six guests. Every apartment has its own kitchen, bathroom, bedrooms and a balcony or terrace.

You can inquire about several apartments in a suitable combination. If all five are booked, the entire house is exclusively for your group, with no other holiday guests staying in the building. We discuss the best allocation personally based on the adults, children and families in your party, as not every bed or apartment layout is equally suitable for every group.

You can view the individual apartments, photos and amenities in advance. You do not have to choose specific apartments before sending a group inquiry.

Why this layout works well for several families

Families travelling together naturally have different daily routines. Young children may go to bed earlier, others want to sleep longer in the morning, and grandparents often appreciate a little more quiet. Separate apartments mean the entire group does not have to follow one schedule.

• Each family or subgroup has its own kitchen and bathroom.
• Children can sleep while others are still sitting on a balcony or in their apartment.
• Grandparents, parents and friends retain their own private space.
• Shared holiday time can be combined with privacy.

The house is therefore particularly suitable for three to five families travelling together, grandparents with children and grandchildren, one extended family or a quiet group of friends.

Who this accommodation is for

The concept suits guests who want to holiday together while living independently and without hotel formality. Our house is privately and family run. It is not a party house, an event venue or a hotel with a permanently staffed reception. Guests who value personal contact, an honestly described property and proximity to the sea should feel at home here. Those expecting full hotel service, daily cleaning or guaranteed immediate replies may be more comfortable in a hotel.

The house is not designed for parties, noisy events or large organised seminars. We do not currently promote it as a workation venue either: Wi-Fi is available, but there is no central working and meeting room for a large group. During the busiest weeks, the internet connection throughout Poljica can also become noticeably slower when many visitors use the local infrastructure at the same time.

Spending time together — with one important limitation

There is no central indoor room where all 22 guests can eat together or spend the evening. The kitchens and living areas belong to the individual apartments. Your group should be comfortable with this arrangement.

There is also a separate outdoor area directly by the sea with tables and chairs, a barbecue, hammocks beneath fig trees and two boat docks. The seating is spread across the property; we do not promise one large table or a covered room for 22 people. If a particular shared arrangement matters to your group, please mention it in your inquiry.

The outdoor area is not on the house plot itself. The large plot with the house is followed by a neighbour’s property and then our second property by the road and directly at the sea. It is only a short walk from the house.

A seaside holiday in Poljica

Poljica is a small village on the Dalmatian coast between Trogir and Primošten. The sea is around 50 metres from the house. It suits groups who want to combine beach days, shared excursions and a self-organised holiday.

Trogir and Split Airport are easy to reach by car. Cars are useful for larger shopping trips, excursions and families arriving separately, while the sea and coast can be reached on foot from the house.

Group holidays throughout the year

Our high-price season runs through June, July and August. Low-season prices apply in April, May, September and October. Stays during the remaining months are also possible – please ask us directly about your preferred dates.

For groups, our main offer is the entire house with all five apartments. One or several apartments can still be requested when the group size, dates and availability are a good fit. The minimum stay is five nights for both the entire house and individual apartments.

For cooler days, please note that the house has no central heating. Mobile electric heaters and, in some rooms, the air conditioning provide heat. When outdoor temperatures are low, the house can therefore feel cooler too.

Parking and arrival

There are three parking spaces on the separate property by the road and the sea. They are not immediately next to the house and fill up quickly when several families arrive. Further vehicles can be parked along the road. Please give us an approximate number of cars in your inquiry so that we can discuss arrival realistically.

For car navigation, use exactly Obala sv. Luke 85, 21222 Poljica. This address leads directly to the parking spaces by the water; the house address is not the right navigation destination for parking.

Split Airport is around 20 minutes away by car, depending on traffic. This makes it practical for part of the group to fly while others arrive by car. More information is available on our travel page.

How a group inquiry works

You do not need to know the exact apartment allocation or count every sleeping option yourself. Start by sending your preferred dates, the number of adults and children, the approximate number of cars and anything else that matters to your group.

We then check personally:

1. whether the requested dates are generally possible,
2. which apartments suit the size and composition of your group,
3. whether several apartments or the entire house can be offered.

Because the property is privately managed, a reply can sometimes take a little longer. In return, you receive an answer tailored to your actual group rather than an automated allocation.
